The easy answer: I work for you, not the bank. Instead of being limited to one lender's rates and products, I shop across dozens of banks, credit unions, and alternative lenders to find the option that best fits your situation. This means more choice, increased negotiating power, and access to products you will not find on your own. Best of all, our services typically cost you nothing, since we are paid by the lender once your mortgage closes.
A soft credit check (which doesn't affect your score) is done first. A hard check only happens when you are ready to formally apply.
In most cases, no. We are typically paid a commission by the lender once your mortgage closes, so our advice and service come at no cost to you. The only exception is with some private or alternative lending situations, where a fee may apply, and we'll always disclose that upfront before you commit to anything.
Pre-approval can often be done within a day or two once we have your documents. From accepted offer to closing, a typical purchase takes anywhere from 4-6 weeks, though this can vary depending on the lender, your financial situation, and how quickly paperwork comes together. We'll keep you updated at every step so there are no surprises.

It's worth starting the conversation about 3 to 5 months before your renewal date. This gives us enough time to compare your current lender's offer against the broader market and negotiate better terms if a switch makes sense. Waiting until the last minute often means settling for whatever rate your lender sends you, rather than the best one available.
